INVESTMENT SECURITY

We understand that the security of your investment is just as important as getting a great return when considering investing your money into property; particularly if you are a first-time investor.

We mitigate risk by ensuring there are multiple exit strategies on every project we undertake.  For example; if we purchase a property that we intend to rent out once refurbished, then we must also be able to sell on for a profit, should circumstances change and rental is not the best option. This must also work the other way around; if we intend to flip a property, it must also work as a buy-to-let deal in case there is a drop in house prices. 

Every investor's requirements are unique, and we work with you to understand your expectations and requirements and expected returns. For example, interest and returns can be paid on an annual, quarterly, or monthly basis depending on the project undertaken.

We purchase properties below market value, then refurbish and refinance or sell at the increased value. Once we have added value to the property, our investor’s security is increased as the original investment is now secured against an asset with a higher value than the original property purchase price.

On agreement, loan terms will be drawn up and agreed to by both parties to ensure everyone is protected financially and legally. As additional security, full buildings insurance will be in place throughout the entire process to protect the asset.

 

Personal guarantees from our Directors are offered and we will share proof of funds through solicitors in the due diligence process.

A first or second charge on the property is possible as additional security for the investor depending on the amount and terms of the loan.
